Heritage renovations differ from standard renovations in three ways: the permit process is longer, the materials must match the period vocabulary, and the trades must include a heritage-experienced specialist for masonry, joinery, or window restoration as the project requires.
Leman has worked across Forest Hill, Rosedale, and Casa Loma where heritage character is part of the neighbourhood register. European training informs the period-correct material decisions.

Discovery and design
Site visit, scope discussion, design partnership with your architect or ours, structural assessment where applicable, fixed-price contract once design is finalized.
Construction
Daily site supervision by an owner or partner, weekly photo updates, fixed milestone schedule, transparent change-order process, fully insured and WSIB-compliant trades.
Closing
Pre-handover walk-through, deficiency resolution before keys change hands, final cleaning, one-year warranty work, twelve-month check-in visit.

Specifics
The City of Toronto Heritage Preservation team reviews changes to designated heritage properties and properties inside heritage conservation districts. Their review window typically runs eight to sixteen weeks. The schedule absorbs this window in the design and pricing stage so it does not bleed into construction.
Period-correct materials are a constraint, not a problem. Restored leaded glass, lime plaster, slate roofing, and copper flashing all have specialist suppliers Leman works with directly. The cost premium is real and gets quantified in the contract.
