Where we work
Bayview Village custom homes and renovations.
Bayview Village is mid-century North York: wide lots, curving streets, and an original stock of 1950s and 1960s bungalows and split levels that is steadily giving way to full custom homes. Leman builds both sides of that transition, from major renovations of the originals to complete rebuilds. Below is what to expect from a Bayview Village project.

Bayview Village at a glance
What to expect in Bayview Village.
Lot character
Wide post-war lots on curving streets, typical 50-foot to 70-foot frontages, 1950s and 1960s bungalows and split levels, ravine backings along the East Don Parkland.
Typical projects
Tear-down and rebuild of original bungalows, full custom homes, major renovations and additions to mid-century houses.
Permit and zoning
Former North York zoning applies, with height and angular plane rules shaped by the original bungalow stock. Ravine lots along the East Don carry additional review. Leman handles the permit process.
