South Rosedale's heritage conservation district overlay shapes most of what gets built here. Leman has worked across the neighbourhood since 2013, on Edwardians, Georgian Revivals, and the occasional restrained new build. Below are the projects Leman has built in Rosedale, plus what to expect from the heritage and zoning context.

Generous tree-lined lots, typical 60-foot to 100-foot frontages, ravine adjacency on the eastern streets, mixed Edwardian and Georgian Revival vocabulary.

Permit and zoning

Most of South Rosedale falls inside the heritage conservation district, which adds a heritage permit step on top of building permit. Leman coordinates with the City of Toronto Heritage Preservation team and adjusts the schedule for the additional review window.
