Extending the existing footprint into the rear yard or along the side. The most common addition Leman builds, often paired with a kitchen reorganization since the new floor area typically lands in the kitchen and family-room zone.
Rear and side additions add usable floor area to the ground floor and, sometimes, a second-storey above the same footprint. The typical pairing is a rear addition that absorbs a new kitchen and a family room while the existing kitchen footprint becomes a pantry, mudroom, or powder room.
The work is less disruptive than a second storey because the existing house remains weatherproof for most of construction. The phased schedule keeps the family in the home for the early stages and concentrates the disruption to the kitchen tie-in.

Construction
Daily site supervision by an owner or partner, weekly photo updates, fixed milestone schedule, transparent change-order process, fully insured and WSIB-compliant trades.
Closing
Pre-handover walk-through, deficiency resolution before keys change hands, final cleaning, one-year warranty work, twelve-month check-in visit.

Setback rules are the binding constraint. Toronto's zoning by-law sets minimum rear-yard and side-yard distances; an addition that violates these requires a Committee of Adjustment minor variance. The discovery phase confirms whether the addition fits the as-of-right envelope or needs a variance.
Ravine-adjacent lots in Forest Hill, Rosedale, and Bridle Path trigger Toronto and Region Conservation Authority review on top of the building permit. The review window adds four to eight weeks; Leman builds it into the schedule before the contract is signed.
